100% Commercial Mortgage Financing. Private Investor funding 100% for most property types over $1,000,000 - No Maximum. 90% to 100% Land Loan - Private Investors will finance 90% land loan with possible 2nd mortgage to 100%. Minimum loan size $1,000,000 to no Maximum. There is a $7500 attorney due diligence fee after LOI.

100% Joint Venture Commercial Funding. This is a project based loan, not borrower based, and the joint venture funds 100% plus most costs. The borrower does not need to show assets or net worth. The joint venture takes between 40 to 50% of the equity. There is no interest, no debt accrued, no payments and no pay back. After approval there is an $80,000 due diligence fee, which is refundable. Funding typically takes place 60 days from approval. If the project makes sense, it gets done. Minimum Loan Size: $10 Million - No Maximum. 100% Joint Venture Capital Financing. Submit a project to our 5000 foreign investors. If interest is shown an investor meeting will take place for you to present your project. Any and all commercial projects considered, including development projects, theme parks, hotels, motels, casinos, inventions, movie financing, etc. Low upfront costs. Most points can be rolled into the loan amount. Minimum Loan Size: $10 Million. Maximum Loan Size: Unlimited. Eligible Demographics - Global. 100% Commercial loan. Loan is structured with an 85% senior lien (private lender) and a 15% junior lien that is held by a separate private investment group or seller financed. This financing is restricted to cash-flow-positive income producing U.S. properties only – no new construction. All terms are structured on an individual, per-project basis. Minimum Loan Size: $1.5 Million - Maximum Loan Size: $80 Million.

100% International Financing. Minimum Loan Size: $20 Million - No Maximum. We have several programs for international financing. Please call.

TRADITIONAL DEBT EQUITY VENTURE CAPITAL LOAN

Commercial loan offering 100% financing with an equity partner for residential developments, hotels, casinos, country club projects, office, retail and sell-thru properties.

  • We underwrite the debt AND the equity simultaneously. As a result, we’re typically able to fund these projects in 90 to 100 days instead of half to a full year!
  • The equity partner typically only wants 35% of the project and takes a hands-off management approach. We believe that by taking a stronger portion of the project we are actually inhibiting the positive cash flow of the project. And thus the 35% position makes it a win-win for all parties involved. Note: The 35% position is an average and may be higher depending on the risk of the project.
  • Minimum loan amount is $10MM and an Equity Partner minimum of $5,000,000. There isn't a maximum loan amount.
  • LTV: no more than 70% on the commercial side, and the equity partner portion will depend on what the deal needs and what equity the borrowers already have into the project. The equity partners will do from 35% to 65%.
  • Terms: depends upon the project and appetites of the equity partner. Our exclusive lender is the direct source to the Wall Street Fund

PROPERTY TYPES: The most favorable projects are sell-through properties, office condos, residential developments, etc. We will also do hotels, casinos, country club projects, fractionals, office and retail projects.
